Pinoak Ranch Overview & Rules

Welcome to Pinoak Ranch

Spanning 200 acres of diverse Texas terrain, Pinoak Ranch features 11 small ponds, a 21-acre lake, open pastures, and wooded rolling hills. This is a working ranch and recreational retreat, home to Brangus cattle, a mini horse, a donkey, and a lively mix of wildlife, including deer, hogs, bobcats, dove, and waterfowl.

Whether you’re here for a relaxing getaway, hunting, fishing, or exploring, Pinoak Ranch offers a true escape into the countryside.


General Ranch Rules

Respect the Land & Wildlife

  • No unauthorized hunting.
  • All game must be approved by Gavin Higgins and comply with Texas state laws.

Firearm Safety

  • Firearms may be used but must be discussed with Gavin Higgins.
  • Never shoot in the direction of any houses.
  • Collect and dispose of all expended shells.

Property Access

  • Guests may explore the ranch within property lines but do not climb or cross barbed wire fences.
  • ATVs are welcome, but drive cautiously.

Ranch Hazards

  • Be aware of muddy areas, ditches, mesquite trees, venomous snakes (Cottonmouths & Copperheads), and wild animals.
  • The ranch owners are not liable for any physical harm or vehicle damage.

Respect Private Residences

  • House 1: Gavin Higgins’ residence. Do not approach unless unable to contact him.
  • House 2 (The Barndo): Rental property for guests.
  • House 3: Home of Shannon and Jon Hailey. Drive slowly and keep noise to a minimum.

Fires

  • Fires are prohibited unless approved by Gavin.
  • Burn bans are common in the area.

Carcass Removal

  • Hunters are responsible for all carcass removal.
  • Ask the owners for guidance on proper disposal.

The Barndo (Rental House)

A 5-bedroom, 4-bathroom barndominium designed for comfort and entertainment, featuring:

Bedrooms

  • Queen beds in 3 rooms

  • State-of-the-art massage chairs

Fully Stocked Kitchen

  • All essentials provided, including:
    • Air fryer
    • Crock pot
    • Dishwasher

Laundry & Mudroom

  • Washer & dryer
  • Coffee machines
  • Beverage fridge

Booking & Check-In Details

  • Contact Gavin Higgins at (512) 789-6144 for availability.
  • Provide the number of guests, intended activities, and any pets you plan to bring.

Check-In & Check-Out

  • Check-In: 12 PM on arrival day (flexible upon request).
  • Check-Out: 12 PM on departure day (also flexible).
  • Signed paperwork is required upon arrival.
  • The booking guest must share ranch rules with all attendees.

Guest Responsibilities Upon Departure

  • Leave used sheets on the beds for cleaning.
  • Dispose of trash properly (designated bins or Gavin’s truck bed).
  • Wash and return all dishes (one load may be left running in the dishwasher).
  • Remove all food items from refrigerators unless otherwise instructed.
  • Reset furniture and household items to their original places.
  • Properly discard any animal carcasses in accordance with owner guidance.

Important DOs & DON’Ts

DO:

  • Respect the land and wildlife.
  • Use available firewood but ask where to leave unused logs.
  • Life jackets are available and strongly suggested when boating or swimming.
  • Keep gates in the same position you found them.
  • Be vigilant for snakes, scorpions, and hogs.

DON’T:

  • Do not approach or disturb the cattle.
  • Do not shoot unauthorized game.
  • Do not operate vehicles or firearms while impaired.
  • Do not flush wet wipes or female products down the toilet.
  • Do not leave trash, ammo shells, or cigarette butts on the ground.
  • Do not put grease or anything down the drains—it may damage the plumbing and septic system.
  • Do not drink tap water (bottled water is not provided).
